A lot that drops away shapes the foundation, the driveway, and the budget before the first drawing exists. We price site work early, so the slope becomes the best room in the house instead of a change order.

Many Lyons lots sit outside district water. Well yield, cisterns, and septic design decide what is buildable, and we surface those answers during design rather than after submittal.

Wildland-urban interface rules drive materials and defensible space. We build them into the budget from day one instead of discovering them in county comments.

County review
Boulder County review takes months, not weeks. Complete, coordinated submittals move through on the first pass. Producing them is pre-construction work, and that work is ours.
Building above Lyons now
We are mid-build on the Ridge House, a custom home on a mountain site above Lyons. The weather barrier is on, the mountain is behind it, and the drawing is surviving contact with the site. The lessons from this build show up across our writing on cost, timelines, and working with architects.
