On a recent project in Lyons, Colorado, excavation quickly emerged as one of the most significant variables in the project. Soil conditions, drainage patterns, and subsurface rock all carried the potential to impact both cost and schedule in meaningful ways.

Rather than waiting for uncertainty to reveal itself during construction, we addressed it directly during pre-construction.

Working alongside the client and design team, we reviewed a range of potential outcomes and used those conversations to help guide both the financial planning and the broader project strategy. Instead of treating contingency as an afterthought, it became an intentional part of the process.

That early alignment created something far more valuable than certainty. It created confidence.
